Frequently Asked Questions

How long does the process take once I have found a property?

This can vary from one situation to another. Generally speaking, the mortgage offer can be available within 2-3 weeks. The work that the solicitors do can take a little longer, but the whole process will normally be completed within 8-12 weeks.

I'm Self Employed, can I get a mortgage?

It's true that self employed people are often assessed slightly different to those in employment. However, we are experts in this area and can guide you through the process and find lenders that suit your circumstances. As long as you have 1-2 years accounts, we will generally be able to help.

My credit history is poor, will this prevent me from getting a mortgage?

Each lender will have different ways of assessing your application. The amount of adverse credit, how recent it was and whether it has been satisfied can all influence a lender's decision. If you provide us with a copy of your credit file, we can approach lenders on your behalf to ascertain what options will be available.

Why should I use an independent mortgage advisor?

There has never been more information available about mortgages. The mortgage market changes on a daily basis though, not just the products, but the lending policy  too. This can mean that the information available online is out of date very quickly. We also have access to products that are not available through high street lenders. Let us use our decades of expertise in finding the most suitable mortgage for your circumstances and requirements and then take care of applying for the mortgage for you and dealing with the lender on your behalf.

What information do I need to apply for a mortgage?

It helps to have details of your income and expenditure and most lenders will require a combination of bank statements, payslips, proof of identity and proof of address.
